  • Will the agent or homeowner will meet the photographer and provide access?

  • Is there a traditional lockbox on spigot or door handle, & contains keys for the home?

  • Is there a door keypad or garage keypad?

  • Please include gate codes for gated communities, or notify the guard house that we are coming.

Homeowner tasks

  • General home- Remove and hide all personal items and valuables. Photos, jewelry, diplomas, children’s names.

  • Kitchen- Do dishes, put away food items, wipe down appliances and countertops, hide small appliances.

  • Bedrooms- Make beds, hide surface clutter, tuck cords away.

  • Bath- Remove all visible daily toiletries from the bathrooms like toothbrushes, bath soaps & loofahs from glass showers, children’s toys & bath accessories. (TIP- You can put things in the tub and close the curtain.)

  • Front and back yard should be mowed and tidy. Hiding items on the side of the house is an option, but they might be visible from the back fence when looking at the house.

  • We don’t do photos inside the garage or closets, unless specifically requested. Hide any boxes, clutter, laundry, oversized items in these spaces, and close the door.

  • Put any dogs away for the duration of the shoot. Cats usually hide themselves.

Agent tasks, if joining the shoot.

  • Arrive early to the shoot and help the homeowners finish any final tidying and hiding.

  • Hide daily use items like trashcans, dish racks, laptops, purses/bags, beverages.

  • Turn on all lights. Turn off all fans.

  • Open curtains and blinds.

  • Ask homeowners to move vehicles in driveway to street.

How clean is clean?

Luckily, it doesn’t have to be immaculate for a shoot. We are looking for visually clean & tidy while standing in the corners of the room.

When you first look into a space, does anything stick out as out of place or attract too much attention?

Removing visual clutter helps counters look bigger, spaces more open, and gives buyers a chance to see themselves in the space.

Getting a house ready for photos is the first big step in getting a house ready for showings. We know it’s a lot of work, but very worthwhile.

Will it Photoshop?

Maybe? The best answer is always to have the home looking it’s best for the shoot, but we know that isn’t always possible. We have tools we can use to remove clutter, and add staging if desired, for an additional charge. Industry typical grass-greening and blue skies are always included, unless otherwise declined.

We use SABOR’s guidelines and adhere to them for digital enhancements.
